Fully preparing and staging your home for sale often results in a significant reduction in the time it takes to sell your home. The following five tips will help you ensure that your home makes the best first impression possible!
1.Curb Appeal Matters.
The outside of your home can create a warm inviting impression. Buy a new doormat. Sweep the front walkway and porch. Polish or replace your house numbers. Mow your lawn, and be sure toys and yard equipment are put away. Edge the grass around walks and trees. Put a pot of bright flowers on your porch and patio. Trim bushes so they don’t block windows and cut down on light. Clean your gutters. Check paint condition of the house — especially the front door and trim. If necessary, paint door and trim. Finally, move all garbage cans, discarded wood scraps, extra building materials, etc., into the garage
2.Get Rid of the Clutter.
Throw out or file stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier. Clean out the garage. To make a room seem more spacious, consider storing or selling some furniture. Put away unnecessary kitchen appliances and personal bathroom toiletries to give the illusion of more counter space. Depersonalize the rooms by putting away family photos, mementos, and distinctive artwork.
3. Follow Your Nose.
Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows. Remove all trash from the garbage bins. Run a lemon through your garbage disposal to remove any lingering smell in the kitchen sink. Set out potpourri or fresh baked goods for a inviting aroma.
4. Make minor repairs to create a better impression.
Review the inside of the house room by room, and
- Paint any room needing paint.
- Clean carpets or drapes that need it.
- Clean windows.
Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well maintained.
5. Dress Your Home for Success.
Put fresh or silk flowers in principal rooms for a touch of color. Wash your windows and screens to let more light into the interior. Put higher wattage bulbs in light sockets to make rooms seem brighter, especially basements and other dark rooms. Replace any burnt-out bulbs. Add a new shower curtain, fresh towels, and new guest soaps to every bath. Make sure all beds have fresh, crisp, clean linens. Set out potpourri or fresh baked goods for a homey smell. Set the table with pretty dishes and candles. Leave the radio on so prospective buyers will hear background music playing softly in the background.
